Runwal Enterprises to Raise ₹500 Crore Through IPO; Issue Opens September 25

Mumbai-based real estate developer Runwal Enterprises Limited is set to launch its Initial Public Offering (IPO) on September 25, with the issue closing on September 29. The company has fixed the price band at ₹290–₹305 per equity share of face value ₹2. The IPO is entirely a fresh issue of equity shares aggregating up to ₹500 crore.
CMD Subodh Runwal, Sidharth Runwal, CFO Shashi Bhushan and Advisor Salil Pitale were in Ahmedabad to brief the media on the company’s IPO and its growth plans.

Runwal Enterprises, incorporated in 2016, operates across affordable, mid-income and luxury residential segments, besides commercial spaces, retail malls and educational buildings. The company has a strong presence in Mumbai and is also expanding into new micro-markets.

Strong presence across Mumbai markets
The company is ranked third in Mumbai in terms of new launches and sales, with approximate market shares of 2.33% and 2.46%, respectively, between January 2023 and March 31, 2026, according to the JLL Report cited in the company note.
In Mumbai’s eastern suburbs, Runwal ranked first in sales, while in Kalyan-Dombivli it ranked first in new launches and second in sales during the same period.
88.37 million sq. ft. development portfolio
As of March 31, 2026, Runwal Enterprises had a total developable and estimated developable area of 88.37 million sq. ft. across 19 completed, 28 ongoing and 33 upcoming projects.
The company’s residential portfolio spans affordable, mid-income and luxury segments, while its non-residential portfolio includes commercial and retail developments.

Runwal Enterprises reported revenue from operations of ₹1,798.9 crore in FY26, compared with ₹1,007.7 crore in FY25. Net profit increased to ₹185.7 crore in FY26, from ₹55.6 crore in FY25.
Expanding from eastern suburbs to premium markets
While the company has historically focused on affordable and mid-income housing, projects such as Runwal Gardens in Dombivli and Runwal Greens in Mulund West, it has expanded into luxury residential developments including 7 Mahalaxmi and Girgaum.
Runwal is also extending its presence towards western Mumbai, including Mahalaxmi, Girgaum and Bandra, as well as the Alibaug region outside the Mumbai Metropolitan Region.
Asset-light development model adds to growth strategy
The company has also been exploring asset-light growth through joint development agreements (JDAs), development agreements and joint ventures. Its ongoing projects represented an aggregate developable area of 19.88 million sq. ft., while upcoming projects accounted for an estimated 56.41 million sq. ft. as of March 31, 2026.
IPO details
The IPO will be offered through the book-building process. Not more than 50% of the net issue will be reserved for Qualified Institutional Buyers, not less than 15% for Non-Institutional Investors and not less than 35% for Retail Individual Investors. ICICI Securities and Jefferies India are the book-running lead managers, while MUFG Intime India is the registrar. The shares are proposed to be listed on the NSE and BSE.
