Horizon Industrial Parks Limited, India’s largest industrial and logistics infrastructure developer, owner and operator, is set to open its Initial Public Offering (IPO) on August 17, with the company positioning itself as a major play on India’s rapidly expanding manufacturing, e-commerce and logistics infrastructure.

The company’s senior leadership and representatives of its key stakeholders were in Ahmedabad on Thursday to announce details of the forthcoming IPO. Those present included Urvish Rambhia, WTD & CEO, Horizon Industrial Parks; Harsh Maheshwari, Principal, Blackstone; Kunal Harun Shah, CFO; Taruna Mahajan, EVP-Marketing; Prapti Zaveri, Director–Investor Relations; and Harshvardhan Shah, VP, Axis Capital.

The IPO will open on Monday, August 17, 2026, and close on Wednesday, August 19, 2026, with the price band fixed at ₹57-₹60 per equity share. The Anchor Investor bidding will take place on August 14.

The issue comprises an entirely fresh issue of equity shares aggregating up to ₹2,600 crore. The company had earlier completed a ₹1,650-crore primary fund raise through private placement in December 2025, before filing its DRHP, with investors including 360 One, SBI Life, Radhakishan Damani and others.

A First-of-its-Kind Industrial & Logistics IPO

The IPO marks a significant milestone for Horizon as well as its investor Blackstone.

Asheesh Mohta, Head of Real Estate India, Blackstone, said the offering is India’s first industrial and logistics-focused IPO and Blackstone’s 15th IPO in the country and seventh real estate listing.

“We are proud to have built Horizon Industrial Parks into India’s largest Industrial & logistics platform with high-quality assets, marquee tenants and support a critical pillar of economic growth,” Mohta said.

Urvish Rambhia, CEO of Horizon Industrial Parks, described the IPO as a milestone for the six-year-old company.

“In just six years, we have grown into India’s largest industrial & logistics platform, backed by Blackstone’s global scale, deep sector expertise and strong operating capabilities,” Rambhia said.

He added that industrial and logistics infrastructure is a critical backbone of manufacturing and economic growth and that Horizon intends to continue building modern, high-quality facilities to support India’s next phase of growth.

The ‘Un-glamorous’ Advantage: FSI

Responding to a question from Bilkul Bazaar on what one low-tech, relatively unglamorous detail in Horizon’s park designs gives it an edge over competitors, Rambhia pointed to something fundamental to real estate economics — Floor Space Index (FSI).

He explained that efficient utilisation of FSI and the way it is incorporated into the construction planning can create a meaningful advantage for customers and the overall economics of a project.

The point is significant because industrial and logistics parks are ultimately about making every square foot work harder. Efficient planning can influence the amount of usable space that can be developed, the functionality of the facility and the value delivered to occupiers.

For Horizon, therefore, the competitive edge is not necessarily limited to spectacular buildings or technology-heavy features. It also lies in getting the fundamentals of land utilisation, design and construction planning right.

Looking Beyond the Metros

Bilkul Bazaar also asked Rambhia about Horizon’s expansion strategy in Tier-II and Tier-III cities, particularly as industrial activity, consumption and supply-chain networks increasingly move beyond India’s major metropolitan centres.

Rambhia outlined the company’s forthcoming expansion efforts and indicated that Horizon sees opportunities beyond the traditional metro markets.

The strategy is particularly relevant as companies across sectors such as e-commerce, retail, FMCG, automobiles, electric vehicles and renewable energy seek modern warehousing and industrial infrastructure closer to emerging consumption and manufacturing centres.

The company’s three core offerings are fulfilment centres for bulk storage, industrial facilities designed to support assembly and light manufacturing, and multi-use in-city centres located around dense residential clusters.

  • Development and leasing track record: Horizon has delivered 17 msf of new leasing and 12 msf of developments since FY24.
  • Efficient design and FSI utilisation: As highlighted by Rambhia in Ahmedabad, attention to fundamental planning and efficient use of permissible development potential is an important part of the company’s proposition.

IPO Proceeds to Strengthen Balance Sheet

The company proposes to utilise the net proceeds of the fresh issue primarily towards repayment and/or prepayment, partly or fully, of certain borrowings of the company and its wholly owned subsidiaries, besides general corporate purposes.

The equity shares are proposed to be listed on the BSE and NSE, with NSE serving as the designated stock exchange.

The book-running lead managers to the issue are JM Financial, Axis Capital, IIFL Capital Services, SBI Capital Markets and 360 ONE WAM.

A Bet on India’s Logistics Infrastructure

Horizon enters the public markets at a time when India’s logistics infrastructure is undergoing a structural transformation. The growth of organised retail, e-commerce, manufacturing, electric mobility and renewable energy is creating demand for larger, better located and professionally managed industrial and warehousing facilities.

For Horizon, the IPO is therefore more than a fund-raising exercise. It represents the public-market debut of a platform built around the less glamorous but increasingly critical infrastructure supporting India’s economic growth.

With scale, occupancy, a diversified customer base and a growing development and leasing pipeline, the company is seeking to establish industrial and logistics real estate as a distinct investment proposition for the Indian capital market.
